Toledo Lease Purchase Requirements

We run credit and background checks on applicants who are serious about moving into one of our homes. We charge $25.00 and collect this fee prior to proceeding with the background check.

We will not allow someone to move in if they have a recent eviction on their record or if their credit report is full of unpaid collections. We also will not allow someone to move in if they have recent convictions especially if they are for violent crimes or felony drug violations. If someone has an isolated incident several years ago we will not hold it against them.

The monthly payment and expected utilities should not exceed 35% of your gross income. We look for a history of steady employment and prefer more than one source of income.

Toledo ordinances do not permit more than two people for each bedroom. We will not rent a two bedroom home to a family of six. We also will not allow someone to move in one of our homes if they own an aggressive dog.

If you have a recent eviction, a recent felony conviction for armed robbery or own a pit bull we would like you to save your $25.00. We will not enter into a contract with you.
